July Market Update

Single Family Homes

We hope everyone had a fun + safe Independence Day weekend! Demand is still rockin' for Single Family Homes all over Orange County. With demand at 89% for anything under $1 Million, we are still in a strong Seller's Market. As you can see in the graph below, some Seller's were really trying to take advantage of the peak of our Seller's Market, Resulting in a lower sale price. As you can also see, the sale prices are still rising month after month, and Seller's are beginning to come to terms with the market. With homes over $1 Million, these kinds of mistakes or overly optimistic pricing can really hurt in the overall sale price of the home due to the demand being only at 33%.

Condos + Townhomes

The Condo + Townhouse market is hot, with demand being at 87% in Orange County. Definitely in Spring we saw Condos + Townhouses that were priced correctly fly off the market. A lot of times over asking price + with multiple offers. definitely in June + already into July were seeing Seller's be a little too optimistic with their list price, resulting in their home selling for a lower sale price. This is the importance of having a knowledgeable agent on your side, to help guide you to the best list price to get you top dollar.
